Position Overview
We are seeking an experienced Regional Project Manager to oversee capital development projects across the Michigan/Great Lakes Region. This strategic role combines project management expertise with financial stewardship, requiring a professional who can seamlessly collaborate with executive leadership, general managers, engineers, and contractors to deliver impactful capital improvement projects.
Reporting to the Vice President of Construction & Development, you will serve as the primary liaison between regional operations and the corporate development team, ensuring that capital projects enhance property value and operational excellence throughout the region.
Key Responsibilities
Strategic Capital Planning:
- Develop and manage annual maintenance capital expenditure programs for all properties within the Michigan/Great Lakes Region
- Identify and develop business cases for growth capital projects that drive revenue and enhance property positioning
- Deploy capital funds strategically throughout the budget year, ensuring optimal resource allocation
Project Execution:
- Manage multiple concurrent capital development projects from conception through completion
- Coordinate with Regional Vice Presidents, General Managers, engineers, architects, and contractors
- Oversee third-party consultants, engineers, architects, and trade subcontractors
- Supervise construction activities to ensure adherence to design specifications, budget parameters, and project timelines
- Facilitate and oversee entitlement processes
Financial & Administrative Management:
- Maintain a minimum 85% weekly utilization rate with direct project billing
- Develop project agreements and contracts in partnership with support staff and legal counsel
- Provide regular status communications to the Construction & Development Controller
- Monitor and summarize work progress across all regional projects
Technical Leadership:
- Provide technical guidance including drawing interpretation and construction methodology recommendations
- Ensure all on-site personnel comply with project procedures, safety requirements, and work standards
- Build and maintain strong relationships with contracting vendors
- Solve complex problems through collaborative approaches
Requirements
Education & Experience:
- Bachelor's degree in Business, Civil Engineering, Construction Management, or related field (or equivalent work experience)
- Minimum 10 years of experience in civil or marine project management and/or construction management
- Proven operations experience with capital project delivery
Technical Skills:
- Exceptional business acumen with strong analytical and decision-making capabilities
- Superior organizational skills with the ability to manage multiple complex projects simultaneously
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook)
- Ability to work independently while prioritizing effectively across competing demands
