About the Role


We’re growing fast and need your help! As a Self Storage Lead Development Rep, your mission will be to help us connect with mom-and-pop self-storage owners who are considering retirement or selling their properties. You’ll be responsible for cold calling, qualifying leads, and booking appointments for our investment team to discuss acquisition opportunities. This role is 100% remote, with flexible hours aligned to US Central Time.


You’ll be working directly with our acquisition team, learning the ropes of self-storage investing, and developing the skills needed to thrive in this commercial real estate sector. Mission


Your goal is to bring a consistent flow of qualified leads into our calendar for property acquisition discussions.


Main Success KPIs

  • Daily Call Volume: # of outbound calls to self-storage owners
  • Appointments per Week: # of qualified appointments set
  • Lead Qualification Rate: Achieving a minimum conversion rate of 10% from calls to appointments


Responsibilities

  • Call self-storage facility owners and build rapport and trust.
  • Conduct a brief qualification to determine their interest in selling.
  • Schedule appointments with our acquisition team for deeper discussions.
  • Log call details, lead info, and status updates in our CRM.
  • Follow up with leads who express interest but haven’t yet committed to a meeting.
  • Provide daily updates on progress and performance metrics.

Here’s why you DON’T want this job:

  • You have to work U.S. CST (central time) hours (the investment partners are spread across PST west coast and EST east coast). We need to be able to get a hold of you quickly, include you in meetings, and get your help with urgent items in real-time. 
  • This is going to be a hard job. We’re going to expect a lot out of you. You'll need to work hard, fast, and smart. We don't want someone who hears that and thinks "Maybe I'm up for that." We want someone who hears that and gets excited by it.
  • This isn't a "check in/check out" type of position. We’re looking for those rare types that actually love their work so much they think about it in the shower! In return, you'll be challenged with more growth opportunities than you've ever had in any other job.
  • You're going to do grunt work (we’d like to set the expectation that you’ll be primarily doing a lot of cold-calling), and it will probably feel like a lot. You're probably going to do work outside of cold calling, too! But it'll span the spectrum. The truth is, you're going need to be able to do whatever it is that's required at the time. If you're the type of person that needs a job description, this role isn't for you.
