The Company

Bread & Butter Collective is a remote-first specialist student lettings and property management business. We manage around 1,200 rooms, looking after everything from first enquiry to move-in and beyond. We like doing things a little differently, and we're proud of it. The Role

This role sits within our Lettings and Marketing Team, and owns the data and insight backbone of our advertising, phasing, and communications activity across the student portfolio. You'll sit at the intersection of data analysis and marketing, turning numbers into decisions that help our homes get seen, phased, and let well. Reporting into the Head of Lettings and Marketing, you will work closely with our Lettings Operations Manager and deliver the following:


Advertising Data Management

  • Identify the best platforms to advertise our properties on, by completing marketing research and analysing performance of platforms previously used. 
  • Set up adverts and manage the phasing of adverts where required, using market research and city knowledge to support decision-making 
  • Track and report on third-party advertising platforms, including return on investment (ROI) analysis, new platform opportunities and listing performance
  • Own ongoing performance analysis across platforms and adverts, with clear reporting and recommendations for change
  • Audit advertising data quality within the CRM system
  • Maintain and optimise all of our online advertising systems, including our website and Google adverts 
  • Keep our internal tracking systems up to date and accurate
  • Provide management reports on ROI and other KPIs


Market Research Data Management

  • Analyse competitor listing strategy, pricing, and lease-up velocity
  • Make recommendations for B&B’s listing strategy and pricing 
  • Analyse enquiries, viewings, reservation requests versus historical performance and identify any trends in the data that can influence decision-making
  • Provide management reports on market research findings and recommendations


Communications

  • Be the key point of contact with our existing customers to help them navigate the lettings season
  • Working with the Customer Services team to report and resolve any issues that arise during the lettings season
  • Support the Head of Department in navigating through the first year of tenancies impacted by the Renters Rights Act in relation to renewal tenancies 
  • Help shape the format and tone for all outbound communications


Enquiry Generation

  • Manage leafleting campaigns and report on their impact 
  • Analyse and report on enquiry generation performance 


Social Media

  • Create and manage B&B’s social media strategy 
  • Support targeted advertising campaigns
  • Analyse and report on social media performance 


Budget Tracking 

  • Track all spending against the marketing budget with support from the Head of Department


Skills and Experience

Must haves:

  • Experience in building data dashboards using analytics tools - building reports that summarise data that allow them to be shared and understood by the wider team
  • Experience in analysing large datasets and extracting key insights from them.
  • Using AI to optimise analytics and efficiency
  • Advanced skills in using Excel and Google Sheets (pivot tables, lookups etc) 
  • Experience of managing data quality and reporting across multiple platforms
  • Confidence in presenting written and verbal data insights to non-technical colleagues and senior management
  • Practical, flexible, hands-on approach
  • Ability to prioritise and manage own workload and communicate progress clearly 
  • Sharp attention to detail 
  • Inquisitive approach to data 


Nice to haves:

  • Familiarity with the major student property portals (Rightmove, SpareRoom, Student.com, UniHomes) with an understanding of the student lease-up cycle
  • Social scheduling tools plus basic design skills (Canva etc) for social content
  • Experience with the set-up and management of Google adverts and website traffic tracking


What Can We Offer You?


Salary of £28,00 to £32,000 depending on experience and skills.

  Salary: £30,000 to £32,000 per annum, based on experience and skills.

This can be a fully remote role, or a hybrid role working out of our Exeter office. There will be travel required to our sites around the UK (with expenses paid).


We offer 25 days of annual leave, plus bank holidays and 5 discretionary company Christmas days.

Cover will be required 1 Saturday out of every 4, plus some shifted hours (latest 11 am - 9 pm) during our peak period of October - December.
